CHILLICOTHE, Ohio – The JOANN Fabrics store at 1080 N Bridge St. in Chillicothe is one of nearly 800 retail locations across the country being auctioned off as part of the company’s Chapter 11 bankruptcy proceedings. The store, which covers 10,032 square feet, is listed with a base rent of $9 per square foot, with its lease set to expire on January 31, 2029.
GA Group and A&G Real Estate Partners, the firms overseeing the auction, announced that bidding for JOANN store leases will close on April 16, 2025, with the auction set to take place on April 22 in New York. The sale includes a mix of freestanding stores, strip mall locations, and urban retail spaces, providing opportunities for new businesses to take over the leases.
The bankruptcy filing on January 15, 2025, marked the end of an era for the Hudson, Ohio-based retailer, which had long been a staple for fabric, craft, and home décor shoppers. While JOANN stores, including the Chillicothe location, will remain open for going-out-of-business sales through May 2025, the fate of the building itself remains uncertain.
The loss of JOANN will be another hit to Chillicothe’s retail scene, as the store has been a longtime destination for local seamstresses, quilters, and craft enthusiasts. However, real estate analysts believe the high-traffic location could attract interest from other retailers.
For now, JOANN customers in Chillicothe still have time to shop clearance sales, as the remaining inventory, furniture, fixtures, and equipment are all being liquidated. Whether the storefront will find a new tenant soon remains to be seen.
